When a lender grants a loan either to purchase real estate or to refinance real estate, the lender always requires that the borrower obtain title insurance to protect the lender's interest in the collateral. The purpose of lender's title insurance is to guard against loss which may come about because of a title defect which was not discovered prior to closing. Title insurance can be purchased to protect the owner as well.

Our firm has represented lenders for almost twenty-five years and during that time we have been title insurance agents capable of issuing lenders' policies and owners' policy as a part of our closing duties. A standard fee is charged for this service.
